+++++++++++++++++++++++++++++++++++++++++++++++++++++++++++++++++++++++++++++++++++++++++++++++++++++++++++++++++++++++++++++++++++++++++++++++ Good things from Israel (edited.)
A huge amount of thought goes into Israeli innovations, as can be seen in this week's newsletter. Mental health is the focus of several medical innovations. The other medical achievements are just "mind-boggling" e.g a life-saving biopsy device. Mind-expanding Israeli training courses give entrepreneurial skills to Italian women, cyber skills to refugees in Africa, locust-fighting skills to Ethiopians and knowledge of Islamic history to Muslims worldwide. Other educational successes include a Center of Excellence for cardiology, peace education with the UAE, a learning app for dyslexics and even a music app that learns by itself! Israel leads the world in R&D and research quality, which has led to some amazing developments. They include futuristic microchips, 5G platforms, molecular discoveries and much more. It certainly makes you think!
Best regards Michael

+++++++++++++++++++++++++++++++++++++++++++++++++++++++++++++++++++++++ Another Rant:
The election is not over. It all comes down to GA. We will see if the recount gives Perdue a win. It seems likely that on the Jan 5 rerun he will win since he came with a few votes on Nov 3. Loeffler is a likely win with the Collins voters. It all comes down to turnout. Republicans are already working on knocking on over 1 million doors to get out the vote. The more the radicals are in the press demanding they get cabinet posts, and that Joe and Perdue’s opponent agree to various left wing ideas, and the more Biden’s “experts” push for another national lockdown, the more the Republicans will be driven to go vote. While the Dems are pouring hundreds of millions into this, as we saw on Nov 3 and in 2016, it is ideas and candidates who win, not money. Very likely the only swing voters left are those who are Republican, but voted against Trump personally, and then did not split the vote down ballot, and those who voted for the Libertarian Party- likely to go for Perdue, and a smattering of no name candidates voters who may not even vote. It will be dead of winter, and it will be harder for Stacy Abrams to motivate some of her people to go vote since Trump is not on the ballot. Bottom line, I believe the Republicans get at least one seat and good shot at both. I would strongly encourage all of you to donate to the Perdue and Loeffler campaigns. The nation’s future depends on it. If you live in GA go volunteer however you can help. One of the interesting things about the election is it appears Trump won the most counties across the country, but CA, NYC and Atlanta went overwhelmingly for Biden and those raw numbers were enough to give him the win. The far left and BLM are already making loud demands and we will have to see what Biden does. If he appoints left wing cabinet members, or makes Bernie Labor Secretary, it will be disastrous. He is supposedly going to make Randi Weingarten, president of the teachers union, head of education. If that happens a whole generation of minority kids lose big as she will try to kill off charter schools. The more she does that, the more black women vote Republican next time. Maybe he will be more moderate knowing the Senate will never approve if the Republicans are in control. If he takes a meeting with BLM and listens to their demands, we are all in trouble. Police will be subjected to the same sort of destructive pressures as they were under Obama and Holder. This whole idea of reimagining police tactics and operations by a bunch of left wing DC politicians will not end well. Just look at Minneapolis now which, is short of police protection because they tried this sort of thing there, and the cops quit. If you need help now in Minneapolis good luck calling 911. See if anyone shows up, or maybe it will be a social worker to deal with the crazed drugged out home invader with a gun. That is known as reimagining police. Despite the press continuing to say we are in an economic crisis, it is not true. Jobless claims are down to 709,000 from 757,000. The number of people on continuing unemployment dropped by over 400,000. There are now10 million job openings, almost as many as in February. Despite the virus surge, business continues to grow. Consumers have money they did not spend the past 8 months. Savings accounts at banks are now $15.9 trillion up from $13.2 Trillion one year ago. That proves consumers have cash at hand, and can spend as things get better and open up more. Gas prices remain very low which is a real boost to low income workers. Most people have refinanced their mortgage, so their debt service is very low now. Wages in some fields are up materially because it is again hard to find decent people to hire in some fields. People are fed up hiding out, and are now getting out and spending, but still have a lot of savings. Q4 is likely going to be better than the 5% many predict, unless there are a bunch of lockdowns again. Most companies in manufacturing are doing very well, as are tech companies. The main ones suffering are the same as it has been, tourism, entertainment, and leisure related. Certain real estate remains high risk. Urban office , hotels, and retail. Office will revive, although not nearly to be what it was. By Q3, when the vaccine will have been widely administered, offices will fill again, just not to the levels they had been. Many companies are now reporting that work at home is getting old and inefficient for many people, and it is a problem in businesses that need personal collaboration. Nobody is clear on how the mix of hybrid and in office will end up, but it is clear that there will be lower demand for office space, and there is, and will be, substantial sublet space available. It is hard to know how long it will take for the market to return to stabilization. Cushman projects the office market will reduce sq feet by 145 million over the next two years. They admit it is just a guess. The virus did far more damage to leasing than the crash in 08. They project absorption will decline 2.7% vs 2.1% in the crash. Vacancy is projected to reach 17.6% in 2021. Online shopping is now 22% of retail, and likely to reach 35% in 5 years. AMZN is now 50% of all e commerce. They are now delivering 48% with their own trucks, and they are building a fleet of airplanes and airfields. Their cost per package is $5.00 which is $1.50 more than if USPS, and $1.75 more than if UPS does it, but AMZN is focused on reducing its costs. Think about the impact on the post office ability to survive once AMZN and WMT have it all worked out to do it themselves. AMZN added 80 million sq ft of warehouse distribution in 2020 and will add another 50 million in 2021. Their last mile distribution facilities exploded this year. At some point in two or three years, AMZN and Wal Mart and HD will have built out their needs, and that demand for new facilities will decline substantially. Warehouse distribution development is mainly been driven by AMZN, WMT and HD. The idea of using empty big box space in malls does not work due to renovation costs in most cases. For WMT and HD, and Target, which have stores all over, they are using order online and pick at store as a very effective, low cost solution, in addition to shipping by UPS and USPS. The virus pulled that shift to more online forward by two years. Amazon, Wal Mart, Target and Home Depot are emerging as the leaders in online shopping and warehouse distribution. Amazon total sales are expected to exceed Wal Mart by next year. Home Depot is being very aggressive in coordinating its stores and warehouses and customer service. AMZN is also building stores in order to better serve its grocery operations which are becoming huge, like Wal Mart. Once the vaccine is widespread, and the costs to operate because of the virus are gone, the earnings of all these companies will go up materially. In the billions. Hotels are doing better, but that is like saying my injury feels better but I still can’t walk. Numerous hotels are defaulting, and getting loans to own, meaning they can get a high priced short term loan that is designed to let the rescue capital lender take over when the current owner can’t make it. Some hotels will never reopen, especially in NYC. One day some investors will make a lot of gain on buying a select service hotel in the next several months, but it remains a high risk unless you know what you are doing, and can buy really well. Many years ago I learned just because you buy it cheap, does not always mean it was a good investment. Sometimes it is cheap for a reason. Better to pay a little more to get the right asset than to get the cheapest one. As of late September 90% of tenants were paying their apartment rent, at least partially. In affordable units it is only 77%. However, 25% small landlords are having to borrow to keep going. In NYC the exodus continues, but rents have dropped so much that there has been a recent decent uptick in leasing. People I know in good buildings in NYC tell me there are numerous empty units and landlords will do whatever they can to keep paying tenants, including giving them a larger unit in the same building for the same rent. NYC needs a new mayor and governor before there will be real recovery. At some point NYC will recover, but it will take years and a major shift in cracking down on crime and wasteful spending. There is now no chance the election will be overturned. Biden will be president. Even in the first full week what he and his people are saying is really bad, and his cabinet will be made up of people who will push left in many cases. The fact that they are even talking about a 6 week total shut down again is just the start of terrible ideas. Biden is rushing to reverse regulations, and to reengage with Iran who is already saying he has to end the sanctions. Biden wants to go back to the failed foreign policies of the Obama era with globalization and conversation back as policy. He and his people think they will get the EU to help pressure China. That is naïve nonsense. The Germans depend on China. The EU has no foreign policy at all on any topic since they can’t agree what they need it to be. Trump had it right, the US has to lead from the front, and not care who is tagging along. All you need to do is consider the German pipeline with Russia to see that they do not care what the US thinks, or even what the rest of the EU thinks. According to the UN, Iran is in gross violation of the nuke deal now, but the EU says nothing. Nations do what is best for them, and while they may join organizations like TPP or NATO, they still just do whatever they think helps themselves. Trump understood this from his days in real estate, and acted on his own. The establishment in DC and the EU hates that, despite their having failed miserably in the past decades of following the policy of let’s talk and cooperate, vs I have a gun pointed at you, so now let’s talk. American foreign policy will go back to expecting organizations like TPP or Paris Climate, or NATO to do things vs the US leading. That old approach failed, but they learned nothing. Trump created peace deals in the Mideast, and pushed Iran into a very weak position, but that is going to all be redone and fail. The world will be far more dangerous. With a lot of renewed regulation, operating a company, especially lenders, and real estate, will be far more expensive, which will slow growth and earnings. But it will be OK because foreign leaders will be able to push Joe around, so they will be happy. Justice Alito’s speech this week to the Federalist society was excellent as a summary of the trend we see in a clamp down on free speech and religious freedom. He clearly stated that we are now at risk of losing these things as there trend is for the press, academia, entertainment, and even sports, and some politicians to demand conformity with political correctness and to harshly criticize those who do not conform with the cancel culture beliefs. Hopefully now with Barrett on the court and hopefully the Republicans in control of the Senate, we can see a reversal of this trend. I believe there are a majority of Americans who are pushing back against this and we will see a reversal of this over time and in 2022. Academia is where the challenge is and where the real reversal needs to take place as they indoctrinate students on left wing ideology. +++++++++++++++++++++++++++++++++++++++++++++++++++++++++++++++
